Inspired by the charisma of Frank Sinatra and the golden era of mid-century modernism, Twin Palms 1340 blends architectural nostalgia with contemporary coastal living. Set within expansive grounds and framed by towering palm trees, the home channels the spirit of Palm Springs through low-slung horizontality, clean geometry, and a fluid connection between indoor and outdoor space.

The plan unfolds across a single level, embracing both the scale of the site and the rhythm of natural light. A central breezeway leads to a sunken lounge, where the living and dining spaces converge around a sculptural fireplace and open entertainer’s kitchen. Each space is deliberately framed to draw the eye outward to courtyards, garden paths, and the curved form of the pool and spa.

Materiality is layered with restraint and clarity. Polished concrete, ribbed timber, fluted stone, and crisp white render create texture and depth without excess. Skylights and full-height glazing invite the landscape inside, softening the architectural lines and blurring the threshold between house and garden.
